� Dear Madam:
This is in reply to the referral by the City Council of the application
of the Spiegler Construction Company for a permit to �construct a 21 car
off-street parking lot in conjunction with a proposed 17 unit apartment
building on property located on the south side of Grand Avenue between
Cretin Avenue and Finn Street. The subject property is described as
Lots 39, 40, and 41 Summitwood Addition and is zoned "C" Residence. �
The site is presently developed with two single-family residences which
will be removed for the proposed development. The site is rectangular,
has a frontage of 120 feet along Grand Avenue and a depth of 150 feet;
resultin� in an area of 18,000 square feet.
The Planning Board Staff reported to the Board of Zoning at its January 9
meeting that the proposed parking facility would consist of a 10 car
garage and open air parking for 11 cars; that the proposed apartment
building complied with the density and building ground coverage standards
of th,e Zoning Code and that the Traffic Engineer after reviewing the off-
str.�et parking plan, recommended its approval. In view of these find-
in'gs, the Board of Zoning recommends approval of the appli,cation as

+"requested in accordance with plans approved January 9, 1964.
