O'Connell City Clerk Building Dear Madam: This is in the matter of the appeal of George H. Martens to con- struct a single-family residence on a lot of insufficient area and frontage. The subject property is located on the west side of Chatsworth Street between Orchard Street and the Northern Pacific Railroad right-of-way and is d scribed as Lot 4 and the northerly �' 7� feet of Lot 5, Sub. of Lot�6 Como Villas. The property is zoned "B+' residence. � The subject property has a street frontage of 32� feet along the west side of Chatsworth Street and a depth of 111 feet which results in a total area of 3,607 square feet. The lots in this block were originally platted at 25 feet some time prior to the enactment of the 1922 Zoning Code and would, as platted, qualify for a building permit. However, because the applicant wishes to attach 7� feet of an adjoining lot to the 25 foot platted lot so that he will have a more desirable frontage and a larger lot, he must secure Council authorization pursuant to the requirements of Section 60.03 of the Legislative Zoning Code. The Board of Zoning, after hearing the applicant and Planning Board staff at its regular meeting of December 19, 1963, concluded that a hardship does exist and that the applicant's proposal is more desir- able than to compel him to restrict his development to the 25 foot platted lot. Therefore, the Board of Zoning recommends the granting of the appeal for the purpose of constructing a one-family residence on the above described property. . Sincerely, � � B. R. This is a total frontage of 322 feet, and a depth of 111 feet and an area of 3575 so. ft. This lot is on the West side of Chatsworth between Orchard St. and the rthern Pacific track and is currently a vacnnt lot zoned "B" Ipropose to build a one family home 24 feet xide. This would conform to the area. The proposed building would have a basement garage since there is no alley. If we were to build without this appeal vue would have to limit our building to a lot 25 ft. wide. The maximwn width would be 19 ft. and is not practical to build. , The proposed house would be an asset to the area and xould make the best use of' the land available.
