Recently I appealed to the �ity Council to waive the specified frontage
requirement on the duplex that I had built for my son. I had a hearing
s�cheduled with the Council and I was in.formed that they would hold it
�ff until I could appear.
!Inasimzch, as the appeal was rejected because I couldn' t appear on that
date, I�m asking you to help get a new hearing so that I may explain the
situation to the Council.

Dear Ma�dam:
This i� in reply to the referral by the City Council to the Board of �
Zoning�for a recommendation on the appeal of Roy R Baber to waive the •
minim�m lot frontage and area requirements for a two-f amily dwelling
in an�"A" residence district. The subject property is described as
the El�y 20 feet of Lot 19 and the Wly 30 feet of Lot �20, Block 4, Hazel
Park Dzvision No. 8 and is situated on the north side of Maryland Avenue
betwe �n Ruth and Luella Streets.
The Ibject property has recently been developed with a new residence
whicl�' is now used as a simgle-�amily home, but is designed for two-
famx�y use. The applicant's property is deficient in lot width by
ten eet and in lot area by 1,300 square feet because of the require-
mentlof Chapter 60.02 of the Legislative Zoning Code which requires a
minimum 60 foot lot frontage and a minimum lot area of 7,$00 square
fee�� for a two-family residence in an '�A" residence zone and therefore
reqii.res Council authorization.
The �Board of Zoning considered this matter at its regular meeting on
Jan ary 9, 1964, and sfter hearing the applicant and the report of the
P1 nning Board staff, concluded that because the area is developed
wi�h recently constructed single-family residences, and because, in
it�� opiniony, the granting of the appeal would establish an undesirable
precedence and be contrary to the purpose and intent of the Ordinance
and that a true hardship does not exist, recommends denial of the
refquest. '
