February 28, 1964 Mr. Harold J. Riordan � City Clerk Building Dear Sir; This is in reply to the referral of the appeal of McQuillan Bros. Plumbing and Heating Company for an extension of commercial use to the entire tract on property located on the north side of Selby Avenue between Western Avenue and Arundel Street which is described as� Lots 21 and 22, Block 2, gern's Addition. The subject property has a frontage of 80 feet on Selby Avenue and a lot depth of 116 feet, resulting in an area of 9,280 square feet. The site is zoned commercial to a depth of 100 feet from Selby Avenue and the applicant is appealing to the Council to ex- tend the commercial use an additional 16 feet to the north, or for the entire tract. The applicant proposes to remove the existing buildings and to erect a new structure wbich would have the first floor used for office and warehouse, and the second floor developed with eight apartments. The proposal meets the required standards for density, and off-street parking can be provided on the site. The Board of �oning considered this matter at its regular meeting on February 6, 1964 and it is the opinion of the Board that the request is a reasonable one, and in keeping with the purpose and intent of the Zoning Ordinance. Therebre, the Board of Zoning re- commends the granting of the appeal to extend a use permitted on a portion of a site to the entire site on the above described property. Sincerely, � ' . , , � B. R.
