Kanavati to establish a two-fama.ly residence on a lot of insufficient area located at 'the northwest corner of Sidney - and Curtice Streets and described as�Lots `12 and 13, Block 2 Paul Blfartin's lst Addition. The property is zoned "A'� residence. ,� The subject property is an irregularly shaped tract having a . f rontage on the north side of E. Curtice of 91.9 feet and 141.93 feet on the west side of Sidney Street resulting in an area of 6,887 square feet. The Legislative Zoning Code requires . an area of 7,500 square feet for a two-family residence in an "A'� residence zone, therefore, it is necessary to secure Council approval to devi�t� from tbis requirement. , � �. � The Board of Zoning considered this matter at its regular meet- ing on September 24, 1964. The staff reported that it did not appear - - that the proposal would have� a detrimental effect on tbe_ area; as _ - the subject property is a corner lot, and the Comprehensive Land Use Plan indicates that for this area, lots having �a� 50 foot front- age and an area of 6,000 square feet would qualify for two-family use.
