to relax the density standards of Chapter 60.24 of the Legislative -
" Code, and 2) application for a 10 car off-street parking lot accessory
to a proposed 10 uriity�apartment, .building to. •be constructed on property
located on the�north side of Wynne Avenue between Albert and Pascal
� Streetswhich is described as Lots 2'7 and 28, Block 2, Libby's Addition.
The property is zoned "C", residence and has been so classified since
the adoption of the Zoning,�Code in 1922. " - � _ , �

The site is presently�deqeloped withra �single-family residence which
will be removed for the proposed_development. The subject property ,
' has a frontage of 80 feet on Wynne Avenue and extends to a depth of
• 124 feet, resulting in a site area of 9,920 square feet. Because the
site is 80 square feet short of the 10,000 square feet area require-
' ment, it is necessary for the applicants to" secure Council authorization
before proceeding with the proposed development. � �
The Board of Zoning considered this matter at its regular meeting on �
September 10, 1964. The staff reported that the off-street parking
- plan met a11 of, the �standards for this type of facility, and the
apartment proposal met the standards for� building ground coverage.
The Board was of the opinion, that inasmuch as the area requirement was
only 80 square feet short of qualifying for a ten-unit apartment, the
request was reasonable and therefore recommends approval of the appeal
and approval of the parking lot ap.plication in accordance with final �
- plans dated September 22, 1964. . - .
