Gadwa to relax the density standards to permit _a '6 -unit apartment building on -a lot of insufficient area located on the southwesterly side'of Standish Street which is described as the east one -half of Lot 5 and all of Lot 6; Block 29, St. Anthony -.Park Addition. The properly is zoned "C" Residence. This is, a triangularly shaped lot having 117.6 feet along Standish Street and 117 feet along the west property line, resulting in a total area of approximately 6,879 square feet. Under the Amendment to the Legislative Code adopted August 24 1964, the area require= ment for a six -unit building is 9,600 square_.feet, and it is necessary to secure Council authorization to deviate from this requirement. The Board of Zoning considered this.matter at its regular meeting on September 24, 1964. Mr. Gadwa explained that negotiations had been entered into in February, 1964,-but due to the death in June of his son who had been handling the details, the development was not completed prior to the change in the Ordinance. The Board was of the opinion that inasmuch as the project had been started prior to the enactment of the Amendment to the Ordinance, that the appeal should be granted. Therefore, the Board of Zoning recommends the granting of the appeal to construct a six -unit apartment building with off - street parking accessory thereto on the above- described property.
