Gerber. - City Clerk Building _ • Y Dear Sir: This is in the matter of the request of the Board of Social Ministry of the Minnesota Synod of the Lutheran Church in Americar to (1) install additional off- street parking facilities in conjunction with the Bethesda Hospital and (2) to secure a relaxation of the 8 -foot parking lot 'setback and buffer along the north property line of the Cedar Street lot. The subject property is located at the southeast,corner of Charles Avenue and Capitol Boulevard and along the west side of Cedar Street between Charles 6 Sherburne Stree8s aJ,d is,,,described as: Lots 5 and 6, Block 5; Brewster's Add�i 'fot�, }Block 5 Dawson --& Smith's Enlargement .tolDawson & Smith5Add. �•.ct ' If The properties'to the south, west, and north are owned by the applicant and developed with the hospital, infirmary, and nurses' housing, with the exception of the two single - family residences adjoining the subject'property which front on Cedar Street. 'Also across Cedar Street to the east is residential develop- ment. On inspection of the site, it appears there is a real need for additional off - street parking to serve the Hospital and Infirmary and that the relaxation of the 8 -foot buffer along the north property line of the Cedar Avenue lot in this case would be in order, subject to a letter of approval from the adjoin- ing property owner to the north. The parking lot plan dated September 29, 1964 meets all of the requirements for this type facility with the exception of the 8 -foot setback and buffer and has been approved by the Traffic Engineer's office. In view of the above findings, the Board of Zoning, at its meeting of September 10, 1964,_recommended approval of the applicant-ts parking lot and waiver of the 8 -foot setback and buffer required for parking lots when adjacent to resi- dencesdevelopment subject to a letter of approval from the adjoining property owner to the north and in accordance with the applicant's parking lot plan dated September 29, 1964.
