RESOLVED, upon the pertinent appeal, under the Zoning
Code, by St. John's Hospital, owner of the subject real estate,
situate in the City of Saint Paul,,loeated on the northeasterly
side of Maria Avenue - between Sixth and Seventh Streets, more
particularly described as Lot 2 Block 2 Auditor's Subdivision
No, 19 St. Paul,Minn. and Lots J, 4 5, Deed's Place zoned
partially in Commercial District anA partially in 11Bt' Residence
Distrie under the Zoning Code, that the provisions of said
Zoning ode hereby are determined and varied, as and to the
extent necessary therefor, and that a spedal permit hereby is
granted for the extension of the Commercial District use pre-
sently permitted on a portion of said hereinabove described
-real estate to all of Lot 2� Block 2, Auditor's Subdivision
No. 197 St. Paul,Minn.; and be it
RESOLVED FURTHER That said St. John's Hospital
be permitted to install and operate two (2) off- street parking
facilities having a combined capacity of 59 cars on said herein -
above described-real estate, in accordance with final plane
dated November 13, 1964; subject to the condition that said
appellant - applicant , and their successors and assigns, otherwise,
shall make due comp anee with all applicable provisions of
municipal -ordinances.State statutes and rules and regulations
of public authorities having cognizance.

Dear Sir:
This is in the matter of St. John's Hospital's 1) appeal for extension
of commercial use to the entire site, and 2) application for a permit
to install and operate two off - street parking lots having a combined cap-
acity of 59 car spaces on property located on the northeasterly side of
Maria Avenue between Sixth and Seventh Streets. The property.is de-
scribed as Lot 2, Block 2,Auditor's Sub. # 19, and Lots 3, -4, 5, Reed's
Place.
The property consists of two separate tracts, Lot 2, Block 2, Auditor's
Sub. is zoned commercial to a depth -of 100 feet, and the balance is ' -
zoned "B" residence. Lots 3, 4, 5,,Reed's Place is zoned entirely commer-
cial. Because of the mixed zoning` on Lot:2,, it is required that the
applicant secure Council approval in order to develop the entire site
as a parking facility.
The Board of Zoning considered this matter at its regular meeting on
November 5, 1964. The staff reported that the parking lot plans met
all of the standards for this.type of facility, and had been reviewed
and approved by the Traffic Engineer.-The request for the extension
of commercial use to all of Lot 2, Block 2,,Auditor's Sub. is reason-
able and in accord with the Comprehensive Plan. The Board, therefore,'
concluded that the granting of the`appeal to extend the commercial use
to all of Lot 2, Block 2, Auditor's Sub. -..and the application for a per-
mit to install two parking lots having a combined capacity of 59 -cars
be approved on the above described property,in accordance with final
plans dated November 13, 1964.:
