SUBJ.: Appeal of Richard J. Brown
We are returning herewith the appeal of Richard J. Brown
for a relaxation of the density standards to permit the
erection of a 7 unit apartment building on property located
' at the southwest corner of Victoria Street and Thomas Avenue
described as Lots l and 2, Block 1, Victoria Street Addition.
Investigation proved the site has an area in excess of
the required 7,000 square feet, and therefore the appeal is
not necessary.

Gentlemen:
I represent Richard J. Brown who is the owner of that property legally
described as: Lots 1 8 2, Block 1, Victoria Street Addition to St.
Paul. This property is located on the Southwest corner of the
intersection of Victoria Street and Thomas Avenue in St. Paul. The
property is presently not being used and Mr. Brown proposes to destroy
the structures presently contained thereon and to construct a 7 unit
apartment building.
By this letter Mr. Brawn appeals under legislative code, Chaper 64.03
paragraph I, which requires 1,000 square feet per unit. The property
involved herein is slightly below that figure in that it contains
6,875 square feet rather then 7,000. This appeal is brought to allow
Mr. Brown to construct a 7 unit building on said property.
The building he intends to construct will be a modem , attractive unit
which I am sure will enhance the property.
As the site is vacant, subject to the old buildings which will shortly be
demolished, I have attached hereto two site plans as required.

necessary, and therefore recommend that the return'of the
$30.00 paid for the filing fee be granted.
