W. Moore's Addition and which is located on the south side of Lafond Avenue between Oxford and Chatsworth Streets. Lots 4 and 5 were rezoned to a commercial district on July 9, 1958 and Lot 3 is zoned "B" residence. The site is vacant and has a frontage of 90 feet on the south side of Lafond Avenue and extends to a depth of 124.7 feet, resulting in an area of approximately 11,223 square -feet. In order to develop the site as proposed, it is necessary to secure Council authorization because of the two zoning classifications attached to the property. The applicant is making his request under Section 64.03 par. "a" of the Legislative Zoning Code. The proposal meets the required standards for density and building ground coverage, and the off-street parking plan also meets� the standards for this type of facility. Trie Planning Board staff and the Traffic Engineer have reviewed the parking lot layout and recommend its approval. The Board of Zoning considered this matter at its regular meeting on January 9, 1964 and concluded that the granting of this appeal would be in keeping with tBe purpose and intent of the Ordinance, and would establish a proper transitional use between the industrial uses to the south and west, and the residences to the north. It was, therefore, recommended by the Board of Zoning that both the appeal asabove out- lined, and the application for a permit for an 11 car off-street park- ' ing lot in accordance with plans dated February 11, 1964 be approved.
