This is in reply to the Council's referral of the Barac Construction
Company's 1) appeal to erect an apartment building in an '�A`� residence
district and 2) application for a permit for a 52 car off-street park-
ing lot in conjunction with arp,r�nncAc]�52 >>r�t a��r mPn _building.
The subject property is located on the south side of Stillwater Avenue
, between Birmingham Street and Barclay Street extended, and the legal
description of the property is attached.
This is a rectangularly shaped tract of land with a total frontage of
400 feet along the south side of Stillwater Avenue; 125 feet along the
east side of Birmingham Street and 142 feet along its east property
line resulting in an area of approximately 52,850 square feet. The
applicant makes this request pursuant to Chapter 64.03, Section "1",
par. 2 of the Legislative Zoning Code which requires Council authori-
zation before the erection of an apartment building for more than four
families can take place in an "A" or "B" residence district.. It is
also required that the subject propexty consist of a tract of land

The Board of Zoning considered this matter at its regular meeting on
December 19, 1963. After hearing the staff's report that this pro-
posal meets the density and building ground coverage standa�ds, the
off-street parking requirements, and is in accord with the Compre-
hensive Land Use Plan, the Board recommends the approval of the
above requests as reflected in the applicant's plans dated December 4,
1963.
