This is in the matter of the Minnesota Mining � Manufacturing Company's
1) appeal to establish an 8 foot parking lot setback from Bush Avenue;
and 2) application to install and operate a 91 car employee parking lot
on property located at the northeast corner of Bush Avenue and Cypress
Street described as ,lots 13 thru T6 and the west one-half of Lot 17,
, Block 13, Terry's Addition. The subject property was rezoned to a com-
mercial district on August 14, 1965 for this purpose.
The Board of Zoning considered this matter at its regular meeting on
August 19, 1965. The staff reported that the original request was for
a zero-foot setb�ck from Bush Avenue, but after discussing the matter
with the Board members and the staff, the applicant amended his request
to a setback of 8 feet. The required setback is 8 1/2 feet. The appli-
cant's plan meets all of the requirements for this type of facility with
the exception of the 8 foot setback and has been reviewed and approved
by the Traffic Engineer. The applicant's revised plan dated September 3,
1965 indicates an 8 foot setback from Bush Avenue and the planting of a
honeysuckle hedge and white ash tree�s.: along the entire Bush Avenue
frontage as well as a 5 foot high fence and low screen planting along the
east property line adjacent to the single-family residence.
InKconsideration of these factors, the Board of Zoning recommends the
granting of the appeal to estab lish an 8•foot parking lot setback, and
the installation of a 91 car off-street parking lot on the above
described property in accordance with final revised plans dated September
3, 1965.

It is respectfully requested that you amend our request for
reduction of set back for Bush Avenue to read "reduced to 8 feetrr
in 1 ieu of 0 feet. �
This will conform to the Board of Zoning recommendation on August 19�
1965 and the informal approval for construction of our new parkir�
