This is in reply to the referral of the appeal of Charles B and
Judith A. Johnson .to establish a 15 foot building line setback from
Arkwright Street on Lots 14, 15, 16 except the west 60 feet, Block� 2,
Clark's 2nd Addition. The property is located at the southwest
corner of Larpenteu�� Avenue and Arkwright Street and is zoned "A"
residence. '
The land is vacant and at grade of the adjacent streets. The appli- •
- cant proposes to construct a single-family residence on the subject �
. property with a 15 foot�setback from Arkwright Street. The site has
a frontage of 65 feet along the south side of Larpenteur Avenue and
� 120 feet along the west side of unimproved Arkwright Street with an
area of 7,800 square feet. .
- � The Board of Zoning met on August 19, 1965 to consider the matter.
The staff reported that inasmuch as the lots were originally platted
. with their frontage on Arkwright Street the established building
line setback is 25 feet. The Board found that because of the redivi-
sion of the original platting of this propert�, it would appear the
25 foot setback required from Arkwright Street would serve as a hard-
ship on the applicant and that appeal to allow the proposed structure
to be� constructed within 15 feet of Arkwright Street appears reason-
able. The. Board felt that the 15 foot setback should apply only to �
the north 75 feet of the property and that the remainder of the
1 property should be subject to a 25 foot setback. _
In consideration of the above factors, the Board of Zoning recommends�
the granting of the appeal for a 15 foot buil,ding line setback from
� Arkwright Street but limited to the north 75 feet of'subject property.

ition. It is located on the southwest conner of Larpenteur
and Arkwright. As of right now the property is vacant
but we Nould like to build a house on it.
The purpose of this appeal is to request a change
in the way our lot faces. It now faces Arkwright and
there is a min�mum setback of 25 feet from Arkwright
which is plotted but has never been put through. We
need this appeal because the land �.s on a hill which
faces La.rpenteur and we are p�:anning on build3ng our
house facing Larpenteur because it is the only way
it will fit and we would not have the 25foot setback
from Arkwright. We would only have about � feet.
We are appealing under: Legislative Code, Chapteer
64.03 Paragraph J.
