This is in reply to tYie �referral�of�the appeal of Roy W.eBaber to
construct a two-�amily residerice on a lot of insufficient frontage �
and area. The subject property is located at the southeast corner _
- of'-McAf�{ee Street and Hoyt Avenue and is �described as Lot l and
the noxth � of Lot 2, Block 2, Lakeview�-��.. TheI ��r,operty is
zoned "A" residence. " _ � ��� ��D� /

The Board of Zoning considered this matter at its regula.r meeting
on April 15, 1965, The staff reported that� the subject property
was deficient 0.15 feet in lot width and �318 square feet in area
to meet the Zoning Code requirement of 60 foot lot frontage and 7,500 _
square feet of lot area for a two-family�residence in an "A" residence
district. The Comprehensive Land Use Pla,n indicates this area is
. ,
best suited for R-4 district which would {permit a two-family residence
,
on a lot having a width of 50 feet and ,an area of 6,000 square feet,
The subject proper"ty is a coxner lot, and the Legislative Zoning Code -
permits an appeal for a two=lamily�use on a corner lot when the area -
deficiency exists up to 10�a of the site. - The subject property has _
a deficiency of 4q'o. It was the Board`s finding that the request is
reasonable and would not have �a detrimental effect on the adjoining
, ,
properties.
In consideration of these factors,° the Board of Zoning recommends �
the granting of the appeal to construct a two-family residence on
