Building - ' - , ' ` � , ./,, x+ . _ - r - dyy,,, - , Dear Sir: ` _ � This is in reply to the referral,of the appeal of St. Mary's Episcopal Church for a relaxation of� the 25 foot sideyard requirement, and 30°Jo maximum allowable site coverage requirement on property located at the northeast corner of Laurel Avenue andLHowe11 Street which is described as Lots 11, 12, 13, Bloci� 17, Merriam`Park �Ad�tion: The property is zoned "A" residence. 5 z The Board of Zoning conside.r,ed this matter at its regular meeting on April 1, 1965. The staff reported that the site includes three platted lots having a total frontage of 150 feet on each of the adjoining streets and a total site area of approximately 22,500, square feet. It is now occupied in part by a church structure, atsmall educational wing and a single-family residence. It is proposed to remove the existing residence - and construct a two-story addition to the'present church plant which would � maintain the present f ront-yard `setback from Laurel Avenue but would be , constructed within 5'2" nf�„o.hey,-east�p,�,p _r+ . 1 i ne. It is necessary that . '�,,�_ �,the applicant secure-Council authorization before building permits can be � issued. Chapter 60.14 of the_ Legislative,`'Zoning Code limits the site coverage of a church structure to ,not-more�*than 30q'o of the total site area and requires that said structure shall maintain a 25 foot minimum side yard when adjacent to a residence use. The present church structure, - including the educational wing occupies approximately 7,478 square feet or 33�o• of the site. With the proposed addition, it would occupy approxi- ' � mately 52.3% of the site. The only �property which would be physically aff�cted by the building addition would be the adjoining residence_to � the east.
