� • This is in the matter of the appeal of Vincent Hencier to relax the - '
� density standards to permit a four-family residence on a lot of

+ insufficient area on property located on the south side of Grand
Avenue between Oakland Avenue and Da1e Street described as Lot 5,
�1 Block 5, Terrace Park Addition. The property is zoned "C`� residence.

i - ,
, The subject property has an area of 7,500 square feet, and the
v„
;, area requirement is 7,800 square feet. Because of the 300 square
`{ foot deficiency in area, it is necessary to secure Council approval �
�; before a building permit may be secured. �
� �i The Board of Zoning considered this matter at its regular meeting
' Ei' on March 4, 1965. The staff reported that the area uses were mixed
;� residential and that there was a ten-unit apartment building ad-
joining the subject property on the east. Because the-deficiency
- �� �is slight, and because of the:mixed area�_uses, the Board member`s
- � felt the request was reasonable and �in keeping with the purpbse and -
! intent of the Zoning Code. .
� Therefore, the Board of Zoning recommends the granting of the appeal "
9 to permit the construction of a four�=family dwelling'on the above
i� described property. � ' � - �
