This is in reply to the referral ofthe Lentsch Co. Inc. 's 1) appeal
to relax the density standards to�permit a 9 unit apartmeut building
on a lot of `insufficient area, and 2) extension of commercial use to
the entire site on property located on the east side of Western Avenue
_ between Jessamine and Geranium Avenues which�is ;described as Lots 11
and 12, Block 18, Auerbach and Hand''s�Addition.' The property is zoned �
• commercial. � • - ' -
The Board of Zoning considered this matter` atrits regular meeting
on February 18, 1965. The staff reported that the west 100 feet
of t•he subject property is zoned commercial and the east 32 feet
is zoned "B" residence and that the request' to extend the commercial
use to the entire site appears reasonable. The subject property has
� an area of 11,088 square feet, or 1,212 square feet short of the re-
q uirement for a 9 unit apartment building. The applicant stated ,that
he had purchased the property prior to the enactment of the new den- � �
sity standards, and had he developed it 'immediately, he might have
. obtained a permit for 11 units. - _
� In view of the fact that the property is zoned commercial, and could
be developed for a commercial use, it was felt that the apartment ,
use would be preferred. In consideration of these factors, the Board
of Zoning recommends the granting of the appeals as above outlined. �
. The parking lot for 9 cars is an administrative matter and not before
' the Council.
