located on the south side of Midway Parkway between Arona Street
and Snelling .�venue, more particularly described as Block 2�
Lake Park .�ddition to Saint Paul� classified by said Zoning
Code in "gaa Residence District and incorporating a valid non-
conforming use� that the provisions of said Zoning Code� in
respect of their application to said real estate hereby are
determined and varied� and that a special permit hereby is
granted unto said Appella.nt� and its successors in interest�
for the enlargement and extension of the existing nursing home�
on said real estate� so that the existing bed capacity of the
same shall be inereased from 146 beds to 173 beds� and for the
maintenance and operation of the same as so enlarged and exte nded�

Aged of the Northwest to 1) extend a legal non-conforming use to
� increase a nursing_home from 146 beds to_ 173�beds and 2) establish
• a 33 foot building Tine setback from Midway Parkway and_ a 15 foot
setback f rom Canfield Street for .property located on the south -
side of Midway Parkway between l�rona Street and Sriel�ing A�enue� on
property described as Block 2, Lake Park Addition�' The setback in-
� volves only Lots 1, 2, 3; 4 and 5, Block 2, Lake Park Addition.
The property is zoned "B" Residence. .` ` � . � ,
The Board of Zoning considered this matter at� its regular meeting
on February 18, 1965. The staff reporteci that�tlie proposed addition
to the existing Home would be-compatible with the other uses in the
. area and that the requested building line setbacks would not have
a detrimental effect on other properties in the area. '

. In consideration of these factors, the Board of Zoning recommends
the granting of the appeals as outlined above in accordance with
� the applicant's plot plan dated February 9, 1965.

On behalf of the Board of Directors of the Jewish Home for the
Aged of the Northwest, located at 1554 Midway Parkway, we here-
by make the following requ:est�s:-- -�-- ---� `� �""`� �-- �-� -......
l. Pursuant to Section 64.03, paragraph b., we wish to request
an extension of legal non-conforming use. The property,
known as block 2, Lake Park Addition, has been used since
October of the year 1920, as a home for the aged. An addi-
', tion was made in the year 1955 so that at present the Home
has -a licensed capacity of 146 beds. An addition of 27 beds
is contemplated, bringing the total capacity to 173 beds.
Construction of a new boiler room-kitchen wing is also
presently being contemplated.
2. Pursuant to Section 64.03, paragraph j , we wish to request a
variance from the buildin line recruirements regarding front
, yard setback or lots l, 2, 3, 4, and 5 of said block 2, Lake
Par�.cTi i�`on.- These are through lots, 195 feet more or less
deep. Applying the 20/ rule, the requirement is 39 feet. We
wish a variance of 6 feet, or a setback from the north property
line of 33 feet. As may be noted on the accompanying site
plan, the north property line is the south line of a 200 ft.
right of way for Midway Parkway. Also, it should be noted the
east end of the building is well within the 4 ft. side yard
requirement.

The proposed Kitchen and Boiler Room wing would conform with
existing set backs in the block.
