RESOLVED, That Cetem Realty Corporation be permitted
to install and operate a new filling station on property
described as follows:.
Those parts of Lots 21 and 22, Block 6, Scenic
Hills, lying 'South of a line commencing at a
point on the East line of the 'Southeast 1/4,
Section 35, T. 29, R. 22, which is 143.82 feet
North of the Southeast corner of said Southeast
1/4 of Section 35 and running thence West at an
angle of 900002 with said East-line of the
Southeast 1/4 of Section 35 and lying East of
a line commencint at a point on the South line of
said Lot 21 which is 115.00 feet West of the
Southeast corner of said Lot 21 and running
thence North at an angle of 900 002 with said
South line of Lot 21, excepting therefrom the
East 45.00 feet of said Lot 22;
and located at the northwest corner of Burns Avenue and McKnight
Road in the City of Saint Paul, Minnesota, in accordance with
revised plans dated received December 81 1965; subject to
due compliance with all applicable municipal ordinances,
State statutes, and rules and regulations of public
authorities having cognizance.

Dear Sir:
The City Council referred to the Board of Zoning the application
of the Cetem Realty Corporation for a permit to install and operate
a new filling station located at the northwest corner of Burns
Avenue and McKnight Road. The property is zoned Commercial and the
legal discription is attached.
The site is vacant and has a frontage of 180 feet along Burns Avenue
and 111.76 feet along McKnight Road resulting in an area of approxi-
metly 20,116 square feet.
At the November 4th, Board of Zoning Meeting, the staff reported the
following adjacent land uses: North is the right -of -way of Interstate
# 94; East is a part of the same right -of -way which is being graded
for an interchange; South and West of subject property is vacant
land. The applicant has consulted with the District 9 Engineers of
the Minnesota State Highway Department and has received a limit.. of
where the Highway Department is going to exercise access control.
The Traffic Engineer has reviewed the plan and recommends approval;
the plan meets the design standards for filling stations.
Based upon the above considerations, the Board of Zoning recommends'
the approval of the permit to install and operate a filling station
on the above described property in accordance with plans received
November 2, 1965.
