RESOLVED� That Kieffer Brothers Investment and
Construction Company, Inc. , be and hereby is permitted to
ins�all and operate a 57-car off-street parking facility on
property loeated on the west side of Lexington Parkway between
Randolph and Wa�son Avenues, more particularly described as
follows:
"Lot 7� Block 1, Wardell Addition� and all of vacated
Juno Avenue lying between the east line of vacated
Nettleton Avenue extended south and the west line of
Lot 18, B lock 31� Howard Greene Addition extended
south;"
all in accordance with revised plans dated June 15� 1965;
Subject to the condition that said applicant-permittee� and its
successors and assigns� shall make due compliance with the
requirements of the vacation proceedings in connection with the
installation of a s�wer; and further subject to the condition
that said applicant-permittee� and its suceessors and assigns �
shall make due compliance with all applicable provisions of
municipal ordinances� State statutes and rules and regulations

This is in the matter of the application of Kieffer Bros. Investment and
' Construction Company for a permit for a 57 car off-street parking facility
in conjunction with a proposed 36 unit apartment development on property
' .located on the west side of Lexington Parkway between Randolph and Watson
Avenues and describecl as Lot 7, Block 1, Wardell Addition, and all of
vacated Juno Avenue lying between the east line of vacated Nettleton Avenue
extended south and the west line of Lot 18, Block 31, Howard Green Addition-
extended south. '
On April 7.0, 1965, the City Council rezoned the above described property -
� to a t'C'� residence district for the proposed development. The Board of
Zoning considered this matter at its regular meeting on June 3,, 1965. The
staff reported tbat the subject property will ultimately be developed with
108 apartment units under a three-stage program and will consist of one
six-story building. The 36 units proposed under stage-one wi11 also in-
clude a basement garage for 23 -cars and an open-air parking facility for
34 cars.
The Board of Zoning, after considerable deliberation, recommended approval
of the proposed 36 unit clevelopment and parking facility subject �o the
applicant's plan being amended as recommended by the staff. The applicant's
revised plans dated June 15, 1965, reflect the staff's recommendations.
On June 22, 1965, the City Council granted an informal approval of this
request. ' •
