This is in reply to the referral of the appeal of Mrs. Ethel DePron
to legalize and continue an existing ,illegal four-family use on pro- . :
perty located at the northwest corner of Fisk Street .and Hague Avenue '
which is described as Lot 18, Block 9,' Nininger & Donnelly`s. Addition. �
The property is zoned "B" residence and has been so classified since
' the enactment of the Zoning Code in 1922. � - -- • • {
' . ' � i -. !

� The subject property was developed in 1�80 with the existing structure °� :
as a single-family dwelling and at some later date was extended to a �
five-family' use without need to enlarge the original structure. Be- �
cause the property is classified as "B" residence which limits its use �
to two-Family, the applicant must secure Council authorization pursuant -
_ to Chapter 64.03 of the Legislative Zoning Code in order to continue the ,- -
use of the property as a four-plex. ` , -
� � .
The Board of Zoning heard this request on May 6, 1965. It was the
' Board's finding that it would be reasonable to permit a continuance of '
the four-family use for the remaining life ,of the structure, subject .
to compliance with the changes as set forth in the Bureau of Public
Buildings and Housing Code division report dated April 29, 1965, a • _ .
• ' . copy of which is attached. The applicant concurred with these conditions.
� It is, therefore, the recommendation of the Board of Zoning that the
use of the subject property be permitted to continue as a four-plex, ' '
' subject to the conditions as outlined above. , �
