The said second parties agree to put and keep all skyli�hta, fire escapes, plumbing, toilets, sinks, pipes, drains, watermeters, steam pipes and radiators in and for said premises in good order and repair at said second parties' �own cost and expense during said term. ;' , ,. . . . 2 , .. � Q , � i • / � The said second parties also agree at said second parties ' own cost and expense during the term of this lease to put and keep said premises in good and substantial repair. • The said second parties also agree, at said second parties ' own cost and expense to put and keep said premises in such � condition that they will comply with. all Federal, State and Municipzl laws, Charters, Ordinances and; Regulations •and furnish at said second parties ' own risk, coat and expense any additiona.l plumbing, ventilation, fire escapes, fire protection or other im- provements required by State, Municipal or other lawful authorities. - The said second parties covenant_ and agree at said second parties ' 1' own risk, cost and expense to keep all plate glass, if any, on said premises insured against loss or in�uries at all. times during said term, in a first class insuranae company, satisfactory to said '�' first party, and will deliver the policy of such insurance to said - first party or first party�s agent, and exhibit receipts for the . premiums thereon upon demand within a reasonable time thereafter. �The said policy to be written in the na.me of said first party, if requested. The said second ,parties a�ree that the said first party shall not be holden or liable for any loss or damage which may be sustained by the said second parties or othersby reason of the freezing, bursting, overflowing or defect of any water, sewer, gas or steam pipes, closets, or sinks, in or about said premises or from premises overhead nor for „ any loss or damage which directly or indirectly may be sustained by water, sewer or gas, nor for the loss or damage caused by water, ice or snow from roof skylights, trap doors or otherwise, nor for loss � or ,da.ma.ge by reason of the present or future condition of repair of said premises or for loss or dama.ge arising from acts or omissions of �F said second parties or other tenants or occupiers. 3 . � J—e •-• � ,� � " „ r Ju u . �� /,,�, i �! � . The said second parties agree to permit said. first party or ,said first party�s agents, contractors or employers to enter , said premises at all reasonable times to view them, or show them . to parties wishing to purchase, lease, or to make repairs, al- terations or improvements to buildings or parts, a part of which is� herein leased, and insert such tools, appliances and pipes as �� they may deem necessary for the purpose of making said repairs, � �� alterations and improvements, said second parties hereby waiving - any��and all claims and demands for loss� or damage, or diminution of rent on account thereof, or on account of any obstruction to side- walks, entrance or windows; and wi:ll also permit for rent signs to � _ be put and remain on within leased premises days before ' the expiration of within term, without hindrance or molestation. That in case the buildings on said demised premises shall, without any default or neglect on the part of said second parties or of said -second parties ' servants or employees, be destroyed, or ��� be so in�ured by the elements or any cause, as to be untenantable and unfit for oceupancy, then the liability of said seCond parties for the rent. of said premises thereafter, and all right to the possession thereof, shall at once cease AND IT IS MUTUALLY AGREED, That all the covenants, terms and conditions of this lease shall extend, apply to and firmly - bind the heirs, executors, administrators, successors and assigns of the respective parties hereto as fully as the respective parties are themselves bound, but this provision shall not authorize the assignment of underletting of this lease contrary to the provisions hereinbefore contained.
