RESOLVED, upon the pertinent appeal, under the Zoning
Code, by Eunice Murphy, as owner of the subject real estate
situate in the City of Saint Paul, zoned in "A" Residence
District, under the Zoning Code, and described as the east
50.8 feet of the• south 30 feet of Lot 13, and the north
25 feet cf the east 50.8 feet of Lot 14, and the east 55.15
feet of Lots 14 and 15 except the north 25 feet of said Lot 14,
=b, Hager=s Subdivision of Walcotts Addition to Cottage'Homes,
and located on the west side of Park between Cottage and
Arlington Avenuegq that the provisions of said Zoning Code
hereby are determined and varied as and to the extent necessary
therefor, and the building setback line of said real estate,
,in respect of the west line of Park Street, upon which
the same abuts, hereby is established as a line drawn across
said real estate parallel thereto and sixteen (16) feet
distant from said west line of Park Street, provided however,
that said appeal is granted subject to the appellant's
maintaining a minimum setback line of thirty -five (35) feet
from the north line of Cottage Avenue.

-This is written in reply to the appeal of Eunice Murphy to establish a
16 foot building line setback from Park Street on. property located on'
the west side of Park Street between Cottage and Arlington Avenues. The
legal description follows: the east 50.-8 feet of the south 30 feet of
Lot 13, and the north 25 feet of the east 50.8 feet of Lot 14, and the
east 55.15 feet of Lot 14 and 15 except the north 25 feet of said Lot 14,
Hager's Subdivision of Walcott's Addition to Cottage Homes.
The property is zoned "A" residence and has a frontage of 95 feet on
Park Street and 55.15 feet on Cottage Avenue resulting in an area of
5,014.25 square feet.
At the meeting of the Board of Zoning on October 8, 1965, the staff
reported that the applicant is appealing under the provisions of par. j
of Section 64.03 of the Zoning Code in that the normal setback require -.
ment is 26 feet and the applicant requests the establishment of a 16
foot building line setback from Park Street. The'adjacent land uses are
as follows: north and adjacent is a single - family residence set back 16
feet from Park Street,_farther north there are two houses with one set
back 15 feet and the other 16 feet from Park Street; to the east and
south is vacant land; west and adjoining is a single - family residence
set back 35 feet from Cottage Avenue and 35.7 feet from Holly Street.
The Board of Zoning is of the opinion that the appeal is reasonable and
that it would not_appear to have a detrimental effect on the other pro-
perties in this block.
Based upon the above considerations, the Board of Zoning recommends the
approval of a 16 foot setback from Park Street on the above described
property subject to the applicant maintaining a minimum setback of 35
feet from Cottage Avenue.
