in accordance with final plans dated October 13, 1965, as revised,
subject to the condition that said applicant- permittee and its
successors and assigns shall make due compliance with all
applicable provisions of municipal ordinances, State statutes
and rules and regulations of public authorities having cognizance.

Dear Sir:
This is written in reply to the referral of Auto -Mats of Minnesota
Incorporated's application for a permit to install and operate a
car -wash with two gasoline pump islands accessory thereto on pro-
perty located at the northeast corner of Rice Street and Montana
Avenue. The property is described as Lots 16, 17, 18, 19, 20 and
21, Block 9, Merrill's Division of Rice Street Villas, together
with that portion of vacated alley adjacent thereto. The property
--s zoned commercial.
The property is vacant and has a frontage of 125 feet along Rice
Street and 182.5 feet along Montana Avenue with an area of 22,812.5
square feet.
At the Board of Zoning meeting on October 8, 1965, the staff
reported that the immediate area is zoned commercial and that the
property to the north and adjoining is developed commercially with
the rest of the property in the immediate area being vacant. The
Traffic Engineer has reviewed the plan and recommends approval.
Based upon the above considerations, the Board of Zoning recommends
thatthe application to install and operate a car -wash with two
gasoline pump islands accessory thereto be approved subject to a
few minor changes in the applicant's plan as indicated thereon.

Dear Sir:
In regard to the application made by the Automats of Minnesota,
Inc. for permission to install a semi - automatic car wash and filing
station on the N.E. corner of the intersection of Rice Street and
Y-ontana Avenue West.
They wish to install two (2) islands, four (4) pumps and
two (2) tanks-, capacity: 10,000 gals; 8,000 gals.
We have investigated the foregoing and report that this
installation will be made in accordance with the rules and
regulations of the St. Paul Fire Prevention Code.
We, therefore, recommend that permission be granted.
