Schreiber to relax tbe frontage requirement for a single-family residence in an "A" residence district. The subject property is located at the southwest corner of. E. Nevada Avenue and Winchell Street and a copy of said � property's legal description is a�tached. The Board of Zoning considered this matter at its regular meeting on January 7, 1965. The staff reported that because of the relation- ship of the subject property to the street upon which it fronts and . because of the curvilinear street frontage, it is not physically possible �o provide the required 40 foot minimum lot width at� the front �(street) property line. It is therefore required that the owner of said property secure a relaxation of the minimum� lot width require- ' ment before the necessary permits for a single-family residence can be � issued. The proposed structure,will have an equal or greater setback than the adjoining �residences_. �The 1ot• width at the-building line will be approximately 60 feet �and the gross Iot area totals �about 10,209 � :x;uare �feet which is in excess of what- would normally be required for a two-family residence. , ` _ ti _ _ ._ � .
