This is in reply to the appeal erid application of Richard J. Brown
to 1) relax the density standards of Chapter 60.24 of the Legislative �
Zoning Code and 2) for a permit to install and operate an 18 car off-
street parking lot accessory to a proposed 18 unit apartment building
to be constructed on property located at the northwest corner of McBoal
� � �liKlilkin Streets which is described as Lots 13, 14 and the east 15.45
' feet of Lot 12, Block-6, Leech's Addition. The property is zoned "C„
residence. ` ' - ' '
The subject property has a fronta�e on McBoal Street of 119.12 feet
and 170 feet on Wilken 8treet, resulting in an area of approximately _
20,250 square feet. The density standards of Chapter 60.24 of the
Legislative Code, require a minimum site �area of 20,400 square feet
for an 18 unit apartment building and therefore it is necessary to �
secure a relaxation of the density standards from the City Council be-
fore the necessary permits for an 18 unit building can be issued.
The Board of Zoning considered this matter at its regular meeting on .
January 21, 1965. _.The staff reported that tbe parking lot plan met _
all of the standards for this type of facility and had also been re-
viewed and approved by the Traffic Engineer. The staff also reported
that the proposed development inetthe requirements of the Zoning Code _
for the building ground coverage but fell. short of the site area re- -
quirement. It was the feeling of the Board that the 150 square feet
which the applicant is short was not excessive and therefore,recommended
- the granting of the appeal to relax the density standards to permit an �
. 18 unit apartment building on the site, and the application for a permit '
� for an 18 car off-street parking lot on the above described property in
accordance with final plans dated received February 9, 1965.
