as amended. This is an emergency ordinance
rendered necessary for the preservation of
the public peace, health and safety.
THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN:
Section J., That the Zoning Code, Chapters 60 to 64,
inclusive, of the Saint Paul Legislative Code, pertaining to
Use Districts, Height Districts, and Rezoning of certain pro-
perties in the City of Saint Paul, as amended, be and the same
is hereby further amended so as to rezone the following des-
cribed property from "JA" Residence District to "C" Residence
District, to -wit:
"All that portion of Lot 7, Wardell Addition lying
South of the North line of Juno Avenue as extended,
and all that part of Juno Avenue lying East of the
East line of Lot 18, Howard Greene Addition, St. Paul,
Minn. as extended South ;"
situate on property located on the west side of Lexington Parkway
between Randolph and Watson Avenues in the City of Saint Paul.
Sec. 2. This ordinance is hereby declared to be
an emergency ordinance rendered necessary for the preserva-
tion of the public peace, health and safety.
Sec. 3. This ordinance shall take effect and be
in force upon its passage, approval and publication.

of two - thirds of the several descriptions of real estate situated
within 100 feet of the real estate affected, hereby acquiesce; and
we, the owners of 50/ or more of the frontage to be reclassified,
petition your Honorable Body to rezone the following described

Dear Sir:
This is in the matter of the petition of the Wardell Realty Co.-
to rezone from "A" residence to "Ct1 residence property located
on the west side of Lexington NfT xt b t e n Ro dolph and Watson
Avenues which is described as /Lot 7, Wa de �]� A d'�ying So. of
the No. line of Juno Ave. as extended and all that part.ofl uuno, �
Avenue east of the E. line of Lot 18 Howard Greene Add�as extended
south.
On January 27, 1965, the Commissioner of Finance reported the
petition sufficient witb =the owners of 14 of a possible 19 (73.687o)
tracts of,land within the prescribed 100 foot radius having signed
the petition.
The petition was heard by the Board of Zoning at its regular meet-
ing on February 4, 1965. Prior to making a finding, the Board
heard the petitioner, reviewed the plans of the proposed apartment
development and also heard the report of the Planning Board staff.
The topography of the subject property as it relates to adjoining
properties was taken into consideration, as well as the surrounding
area uses.
Based on the above reports and factors, the Board of Zoning recommends
the reclassification of the above described ,property from its present
"A" residence district to a "C" residence district-to permit a 108
unit apartment development on the above .described property.'
