RESOLVED, upon the pertinent appeal under the Zoning
Code by Hilda Dahlquist, as owner of the sub�ect property
situated in the City of Saint Paul, deseribed as Lot 28,
. Block 2, Bryant �s Add3.tion to St . Paul:, located on the north
side of Holly Avenue between Avon ar�d Victoria Streets, that
the provisions of said Zoning Code hereby are determined and
varied in application so that the premisea may contain separate
. accommodations for several, not in exce�s of three families,
� provided that the eontinuance of auch three-faxnily dwelling be
for the remaining life of the structure now on said premises,
and provided further, that said applicant provide one additional
off-street parking s}?ace on the site in addition to the existing
two-car �arage, and that said applicant comply wi�h the changes
set forth in the Bureau of Public Buildings and Housing Code
Division report dated June 9, 1965, that sueh perm3.ssion shall

Dear Sir:
This is in reply to the referral of the appeaY of Mrs. Hilda Dahlquist
to legalize and continue an existing illegal t.hree-family use on pro-
perty classified in the '�B" residence district. The subject property
� is described as Lot 28, Block 2, Bryant's Addition and is situated on
the north side of Holly Avenue between Avon and Victoria Streets. .
The subject property was deve�oped in 189� as a double dwelling. At
some unknown date, this structure was extended to a three-family use _
\ which did not necessitate an enlargement of the original structure.
Because the property is classified as ��B" residence which limits it
to a two-family use, the applicant must secure Council authorization
� pursuant to Chapter 64.03 of the Legislative Zoning Code to continue
_, the use of the property as a thre�-plex.

The Board of Zoning hea�d this request on July 1� 1965. It was the '
. Boardts finding that i�t� would be reasoriable to permi�t the three-family
use to continue`for the remaining life of the structare,�subject to
. the provision of providing3one additional off-street parki�ng space on
. the si�te in addition to the existing two-car garage, and compliance with
the changes set forth in�the Bureau of Public Buildings and Housing Code
Division report dated, June 9,� 1965, a copy of -which is attached. The
applicant concurred with these,,conditions-. +,

It is, therefore, the Board of Zoning`s recommendation that the use of �
• the subject property be permitted to continue as a three-plex for the
life of the structure, subject to the conditions as outlined above.
It is also recommended that, should the Council see fit to grant the
appeal, that said restrictions be att.ached .to. the deed "and also,filed
