This is written in response to the application of Margaret Kuckler
and Helen Healy to rezone from "B" Residence to "C" Residence pro-
perty located at the northwest cornerfof Page Street and Kansas
Avenue, described as Lots 21 & 22, Block 25, West St. Paul Real
Estate 6 Improvement Syndicate Addition No. 2
This matter was considered at the April 21, 1966 Board of Zoning
meeting. The property has a frontage of 74 feet along Page Street
and 120 feet along Kansas Avenue with an area of 9,100 square feet.
The surrounding zoning is "B" Residence with strip commercial
zoning along Concord Street to the north. The surrounding area is
developed with older one, two and four- family uses with some Com-
mercial development on Concord Street Two lots to the west is the
right -of -way for the new Lafayette Expressway. The Comprehensive
Plan recommends R -4, single- family for the property and R -6,
multiple - family for the area to the north and east.
It was the findings of the Board that since the property to the
east and north is recommended for multiple - family, it would be
desirable to include the subject property with this area so that
the area bounded by the Lafayette Freeway, Concord Street and the
alley between Page and Sidney Streets Iwill eventually become a
compact multi - residence district. Therefore, it is the recommen-
dation of the Board that the propertyibe rezoned to "C" Residence.
