RESOLVED, upon the pertinent appeal, under the Zoning Code,
by Lawrence A. Goodman, owner of the subject premJ -%s, zoned in
Commercial bistriet, under said Zoning Code, described as Lots
10, 11 and 12, Block 2, Bazil and Guerints Addition to Saint Paul,
according to the plat thereof on--file and of record in the Office
of the Register of Deeds in and for Ramsey County, Minnesota, that
the provisions of said Zoning Code, in respect to density and land
area requirements, hereby are determined and varied, in their
application to said real estate, as and to the extent necessary
therefor, and that a permit hereby is granted unto said appellant,
and his successors in interest, in respect of said real estate,

for construction of a seven - story, 71 -unit apartment building to,
be constructed thereon, as described in the attached letter of the
Zoning Board; and that otherwise, said appellant- permittee, and
his successors in interest, shall make due compliance with all
applicable ordinances, State statutes and rules and regulations of

Dear Sir:
This is written in response to the Appeal of Lawrence A.
Goodman to relax the lot area requirement and lot cover-
age requirement'on property located on the northwest
corner of Tenth and Wabasha Streets, described as Lots 10,
11 and 12, Block 2, Bazil 6 Guerin's Addition.
At the April 21, 1966 Board of Zoning meeting, the staff
reported that the property is on commercially zoned land
on the fringe of the downtown. The applicant wishes to
construct a seven - story, 71 unit apartment building, which,
would cover 38._7 'percent, of. the lot. . Since the area of
the property is _22,500 square'feet,1the- appellant would be
held to' a -20 unit, apartment building and 35 percent cover-
age of the lot under the present standards.
It was the findings of the Board that it would be reason-
able to relax the:lot area requirement and lot coverage
requirement on'this property since it is in the downtown
area where higher densities than usual are reasonable.
Therefore, the Board'recommends approval of the Appeal.
