RESOLVED, That upon and pursuant to the pertinent
appeal, under the Zoning Code, by Michael Arrigoni, owner
of the subject real estate, situate in the City of Saint
Paul and described as:
Lots 15 and 16, Block 8, Fairchild & Howard's
re p�rrangament of part of Tracy Outlots;
that the provisions of said Zoning Code hereby are determined
and varied as and to the extent necessary therefor and the
lot area requirements for said premises are hereby relaxed
so as to accommodate two duplexes, subject to the condition
that said appellant, and his successors and assigns, other-
wise, shall make due compliance with all applicable
provisions of municipal ordinances, State statutes and rules
and regulations of public authorities having cognizance.

Dear Sir:
This is written in response to the Appeal of Michael Arrigoni
to relax the lot area requirements on property located in a
"B" Residence district. The property is located on the south-
west corner of Clarence Street and York Avenue, described as
Lots 15 & 16, Block 8, Fairchild's and Howard's Rearrange-
ment.
This matter was considered at the May 5, 1966 Board of Zoning
Meeting. The applicant wishes to construct two duplexes on
,lots with a frontage of 49.5 feet and an area of 5,940
square feet. The frontage and area requirements for property
in a "B" Residence district is 50 feet of frontage and 6,000
square feet of area. The lots are 1 percent deficient each
in fro n tage and area. It was the - findings of the Board that
since the deficiency is slight, it would be reasonable to
grant the-Appeal.' Therefore, the Board recommends approval
of the Appeal to relax the frontage-and area requirement.

Gentlemen:
We hereby appeal under the provisions of Section 64.03, Par. 1
of the Legislative Code, for the relaxation of Density to cover lots
15 and 16, B1. 8, Fairchild's & Howard's Rearrangement situated at
Southwest corner of Clarence and York streets. The lots are now
Zoned "B" with a square area of 5940 feet. The required minimum is
6000 square feet.
The lots are and always have been vacant.
