Gerber, Jr. City Clerk Building Dear Sir: This is written in response to the Appeal of Michael Arrigoni to relax the lot area requirements on property located in a "B" Residence district. The property is located on the south- west corner of Clarence Street and York Avenue, described as Lots 15 & 16, Block 8, Fairchild's and Howard's Rearrange- ment. This matter was considered at the May 5, 1966 Board of Zoning Meeting. The applicant wishes to construct two duplexes on ,lots with a frontage of 49.5 feet and an area of 5,940 square feet. The frontage and area requirements for property in a "B" Residence district is 50 feet of frontage and 6,000 square feet of area. The lots are 1 percent deficient each in fro n tage and area. It was the - findings of the Board that since the deficiency is slight, it would be reasonable to grant the-Appeal.' Therefore, the Board recommends approval of the Appeal to relax the frontage-and area requirement.
