This matter was considered at the October 6, 1966 Board of Zoning meeting.- The staff reported that the plan --meets the design standards for this type facility and that the Traffic Engineer has reviewed the plan as to traffic and recommends approval. B. AREA ZONING: The frontage along Snelling Ave. is zoned Commercial. The area to the East & West of Snelling Ave. is zoned "B" Residence C. DESIGN STANDARDS: Access shall be provided by two driveways from Van Buren St. & two Driveways on Snelling Ave. The area around the gasoline pump islands is to be 6 inch, Class "A" concrete, the rest is to be asphalt, concrete surfacing. There are no setback requirements on this property. A.6' higb redwood fence Will be pro- vided between the filling station & the residence to the west. Drainage will be the same as the previously approved facility. Site would be protected by 6 inch, protective concrete curbing adjacent to the streets & adjacent to the buffer strip. Driveway width would be the maximum allowed under existing standards. D. FRONTAGE & AREA: The property fronta 127.5 ft. along Van Buren St. & 106' along Snelling Ave. with an area of 13,515 Sq. ft. E. TRAFFIC ENGINEER: The Traffic Engineer reviewed the applicant's plan & does not apprc the requested 32 ft. driveways on both Snelling & Van Buren Sts. He will approve plans with existing design standards of 22 ft. F. AP.CHITECTVS REPORT: This report is not required G.
