Frisch to relax the density standards on property located on Griffith Street between Pacific Street and Point Douglas Road, described as Lots 1,2,3,4,5, and 6, in Block 1, in Larkin's Subdivision of Lots 1 & 2 in Block 30 in Suburban Hills, excepting therefrom that part there- of taken for trunk highway purposes, to -wit: all that part of said Lots 3,4, & 5 which lies northerly of the follow- ing described line: Beginning at the northeast corner of Lot 12 of Block 1, King's Addition; thence running east- erly to the northeast corner of Lot 3 of said Block 1, Larkin's Subdivision. At the December 16, 1965, Board of Zoning meeting,.the staff reported'that the applicant wished to construct a 14 -unit apartment building on a site with an area of approximately 16,671 square feet. The required ground area for a 14-unit apartment is 16,800 square feet and the subject property is, therefore, 129 square'feet short, or: 0.77 %. The property is zoned Commercial. Frisch - Application for Land Area Variance Gentlemen: Application is hereby made for a variance in the land area require- ment in connection with the development of the real property located on Pacific Street at Point Douglas Road described as, Lots 1, 2, 39 49 5, and 6, in Block 1, in Larkin's Subdivision of Lots 1 and 2 in Block 30 in Suburban Hills, excepting there- from that part thereof taken for trunk highway purposes, to -wit: All that part of said Lots 3, 49 and 5 which lies northerly of the following described line: Beginning at the northeast corner of Lot 12 of Block 1, King's Addition; thence running easterly to the northeast corner of Lot 3 of said Block 1, Larkin's Sub- division. The remainder of the tract contains 16;671 square feet as is certified to by said land survey. The ordinance requirement respecting land area provides for a total of 16,800 square feet for 14 -unit building in "C" residence zone. The requested variance is, therefore, a very nominal one and amounts to only 129 square feet. Request is also made that this application be processed with con- sideration for informal approval by the Council of the variance. All plans to proceed with construction were made with the assumption that the land area exceeded the amount required and the dis- covery of the nominal shortage of land area has now stopped the construc- tion progress. If informal approval can be granted we will then be able to proceed with the construction at this time and still substantially meet the previous work schedule. Without formal approval the construction of the building could be delayed until next spring and we desire to avoid such delay. Jan. 27, 1966; Gerald Frisch, D•ppellant Dear Council Members: I wish to protest the action of Gerald E. Frisch and his attempted appeal to gain a permit to construct a fourteen unit apartment building on the following property: Lots 1 thra 6, Block 1, Larkins Subdivision. The described property is wholly inadequate to provide space for the proposed building and proper parking space for the tenant's and their quest's vehicles. Any prolonged use of the adjacent streets for public parking is contrary to law and other than that, it will further compound the traffic hazard at an intersection which already has two blind corners. The safety of the Mounds Park School children from that area should be considered. In my estimation the property is sufficient for half of the proposed units, but not fourteen.
