RESOLVED, upon the pIrtinent appeal, under the Zoning
Code, by John H. Shanley and Diana M. Shanley, as owners of the
subject real estate, situate in the City of Saint Paul, zoned in
"B" Residence District, under the Zoning,Code, and described as
the West 1/3 of Lots 9 and 10 and the West 1/3 of the North
1/2 of Lot 8, Bbck 102 Saint Paul Proper, and located on the
south side of Stevens hreet between Bidwell Street and Winslow
Avenue, that the provisions of said Zoning Code hereby are
determined -and varied as and to the extent necessary therefor,
and the building setback line of said real estate, in respect of
the south line of Stevens. Street upon which the same abuts, hereby
is established as a line drawn across said real estate parallel
thereto and eighteen (18) feet distant from said south line of
Stevens Street.

Dear Sir:
The City Council referred to the Board of Zoning the appeal�of John H.-and
Diana M. Shanley 'to establish a building line setback of 15 feet from
Stevens Street for property located on the south side of Stevens Street
between Bidwell Street and Winslow Avenue. The property is described as
the West 1/3 of Lots 9 6110 and the West 1/3 of the North 1/2 of.Lot 8,
Block 102, St. Paul Proper and is zoned "B" residence.
The site has a frontage of 50 feet on West Stevens Street and a depth of
125 feet resulting in an area of 6,250 square feet. The applicant pro-
poses to construct a garage at sidewalk grade set back 4 feet which will
meet the requirements of Section 60.02 of the Zoning Code in that the wall
of the garage will not exceed 3 feet, 6 inches above the finished grade.'
A porch is to be constructed attached to the dwelling and located over -the
garage with the front wall set back 15 feet from the front property line.
The required setback as established by the Building Department is 25 feet;
and the applicant is appealing this provision pursuant to Section 64.03,
par. J. of the Zoning Code.:_
The Board of Zoning considered this matter at its meeting on November 4,
1965. The staff reported that.the.two-dwellings:to the west are set back
22 feet from Stevens Street and the dwelling, adjacent to the east has a
setback of 27 feet, but in 1958 a porch was added to'the front of the
building which is set back .18 feet from Stevens Street.
Based upon the above considerations',' the Board of Zoning recommends the
denial of a 15 foot building line on subject property but recommends the
approval of an 18 foot building line.. The City Council granted informal
approval of an 18 foot setback "on November 5, 1965:
