Howard, owner of the subject real estate, situate in the City of Saint Paul, located on the west side of Farrington •Street between University and Sherburne Avenues, more particularly described as the South 45.50 feet of the North 95.50 feet of Lots 11 and 12, Block 26, Warren & RiceTs addition to Saint Paul, partially zoned'in"C" Residence district and partially zoned in Commercial district, under said Zoning Code, that the provisions of said Zoning Code hereby are determined and varied in their application to said real estate, as and to the extent necessary therefor, and that a special permit hereby is granted for the extension of the Commercial district use presently permitted on a portion of said hereinabove described real estate to all of the same; subject to the condition that a .six foot high chain link fence be located six feet in from the adjacent residential properties on the north and west sides of the property owned by Mary A. Marshall, the City Clerk, concerning the appeal of a Mary A. Howard to extend a commercial zoning on the property on the west side of Farring- ton between University and Sherburne Avenues. The Council minutes of June 30, 1966 indicate the extension of the commercial zoning was granted but this department was to recommend restrictions concerning fencing between this property and adjacent residentially developed properties. We have made investigation of the conditions and the following is our recommendation: That a six foot high chain link fence be < located six feet in from the adjacent residential properties on the north and west sides of the property owned by Mary A. Howard in which the extension of commercial zoning was granted. This specification was discussed with the representative of Mary Howard and the adjacent property owner over a week ago and as of this date, we have heard ot oobertv bjecti t u- , L. Marshall City Clerk Building Dear Sir: June 28, 1966 This is written in response to the Appeal of Mary A. Howard to extend Commercial zoning over an entire lot on property located in a "C" Residence district. The property is located on the west side of Farrington Street between University and Sherburne Avenues and is described as the South 45.50 feet of the North 95.50 feet of Lots 11I& 122 Block 26, Warren & Rice Addition. The Board of Zoning considered this matter at the May 19, 1966 Board of Zoning meeting. The property to.the south was rezoned to Commercial in 1962. The applicant wishes to combine the subject property with the property to the south fronting on University Avenue, which she owns, and use the entire plot for the sale of mobile homes. It was the findings of the Board that the use of the site for commer- cial purposes would not be detrimental to the area, and therefore, the Board recommends that the Appeal be granted.
