COACIL RESOLUTION — GENERAL FORM
RESOLVED, That upon and pursuant to the pertinent
appeal, under the Zoning Code, by Ronald and Floyd Johnson,
owners of the subject real estate, situate in the City of
Saint Paul and described as:
Lot 10, Block 4, Macalester View Addition
to the City of Saint Paul;
that the provisions of said Zoning Code hereby are determined
and varied as and to the extent necessary therefor and the
frontage and area requirements for said premises are hereby
relaxed so as to accommodate a duplex on property in a "B"
Residence District, located on the south side of Iglehart
Avenue between Pascal and Asbury Streets, subject to the
condition that said appellants, and their successors and
assigns, otherwise, shall make due compliance with all
applicable provisions of municipal ordinances, State statutes
and rules and regula

This is written in response to the Appeal of Ronald and
Floyd Johnson to relax the frontage requirements for a
duplex on property located in a "B" Residence district.
The property is on the south side of Iglehart Avenue
between Pascal and Asbury Streets and is described as
Lot 10, Block 4, Macalester View Addition.
The matter was considered at the May 19, 1966 Board of
Zoning meeting. The property has 40 feet of street
frontage and an area of 4,630 square feet. The re-
quirement for a duplex in a "B" Residence district is
50 feet of frontage and 6,000 square feet of area. The
applicant's property is 10 feet short in width and
1,370 square feet short in area.
It was the findings of the Board that it would be
reasonable to relax the frontage a&d area requirements
arid, therefore, the Board recommends —ap p al of the
Appeal.

Dear Mayor Vavoulis and Gentlemen:
Please be advised that Ronald W. Johnson, Donna J. Johnson,
Floyd L. Johnson and Gloria R. Johnson, owners of Lot 10, Blok 4,
Macalester View Addition, also known as 1498 Iglehart Avenue, St. Paul,
respectfully request that variances be granted so as to permit the
occupancy of the building on the above described premises as a duplex.
The property is zoned "B Residence" and has a frontage of 40 feet, and
a depth oEq�,.75 feet, according to the plat, making a total land area
of 4,630/feet. This lot was of sufficient size to meet the Code require -
ments1rior to the adoption of Ordinance No. 219028 (coded as St. Paul
Legislative Code No. 60.24 adopted in 1964). Variances are requested as
'to the minimum lot width at the front legal setback line from 50 to 40
feet, and the minimum lot area from 6,000 to 4,630 square feet. This
property has been zoned "B Residence" for a long period of time, and
many other properties in the area are developed for duplex and multi-
family occupancy.
I am enclosing a Xerox copy of the floor plan of the house
and a plot plan showing the placement of the house upon the lot. The
premises are located on the south side of Iglehart, between the inter-
sections of Asbury and Pascal. To the rear of the subject premises is
property fronting on Marshall Avenue, which is zoned and used for light
industrial purposes. East of the intersection of Pascal and Iglehart
the property is zoned for heavy industrial usage. The southwest corner
of Asbury and Pascal is zoned for light industrial usage.
This appeal is made pursuant to St. Paul Legislative Code,
Section 64.03, subsection (i).
