Colon to extend commercial use over the entire site on property located on the south side of Concord Street between Andrew Street and Kansas Avenue. The description of the lots on which the commercial use is to be extended is Lots 6 and 16, Martin Lienaus rearrangement of Block 32, Brown and Jackson's Addition to West St. Paul except part of Lot 16 taken for highway purposes. This matter was considered at the June 16 ,1966 Board of Zon- ing meeting. The applicant wishes to have the commercial zon- ing extended over these two portions of lots so that he may combine them with three additional lots and construct a filling station on them. The zoning on Lot 6 is "commercial" for a depth of 100 feet; the remainder of the lot is zoned "B" residence. Lot 16, except that part taken for highway purposes, is a small triangular- shaped lot and is likewise zoned "B" residence. It was the finding of the Board that it would be reasonable, to grant the extension of the use. Therefore, the Board re- commends approval of the appeal. Colon, of 401 Degree of Honor Building, Saint Paul 1, Minnesota, hereby make application for extension of com- mercial zoning of Lots 6 and 16, Martin and Leinaus rearrangement of Block 32, Brown and Jackson's Addition to West Saint Paul, ex- cept that part of Lot 16 taken by the State for trunk highway pur- poses, which is located at the S.E. quadrant of Concord Avenue and the new Lafayette Extension (State Highway #56.) The property is presently vacant land. Lots 6 and 16 are to be included with a tract previously re- zoned by the City Council. • The proposed use of the entire tract is to build a new, modern, major brand service station which re- quires a depth greater than 100' for efficient operation. There will be a need for this facility as the closest service station is four blocks to the N.W. and 14g miles to the S.E. The later being the Farmers Union Co -op on Concord, which has very limited hours and is closed on week -ends. I am making this appeal under the Legislative Code, Chapter 64.03, paragraph B. Enclosed is a photostat of a recent survey of the property and a Minnesota State Highway Department map showing the property with regard to the new highway.
