This is written in response to the application for a Permit to con-
struct a new filling station by the Mobil Oil Company on the north-
west-corner of Highway # 12 and White Bear Avenue described as
subject to highways, the east'270 feet of the southeast 1/4 of Sec -
-tion 34, Township 29, Range 22 between the center line of Old Hudson
Road and U. S. Highway # 12 west of White Bear Avenue.
This matter was considered by the Board of Zoning at its meeting on
January 21, 1965. The staff :reported that the plan meets the design
standards for this type facility and the Traffic Engineer had re-
viewed the plan and recommended approval. The staff reported that
the Minnesota Highway Department was exercising access control along
White Bear Avenue and that the Highway Department would have to
approve the driveway on White Bear Avenue. Therefore, the Board of
Zoning recommended approval of the application subject to final plans
approved by the Minnesota Highway Department for driveways within
that Department's control limits.
Final plans, dated November ;14, 1966, with Highway Department appro-
val have been VQce.ived. These revised plans meet the design stan-
dards for filling stations and have been reviewed by the Traffic
Engineer. The Traffic Engineer recommends approval and also,the
three oversized driveways requested by the applicant be granted.

A. HISTORY: The southwest corner of White Bear Ave.. 6 Old Hudson Rd. was zoned Commercial
for a distrance of 100' along each street in 1922. This Commercial zoning-was extend :`.
ed to T. H. # 12 and to the west approximately 25 feet, When the Council granted
a petition to rezone from "A" Res. to Commercial. On Sept. 22, 1966 the Council
granted a petition to rezone the adjoining property to the west to Commercial
'B. AREA ZONING: The northeast, northwest ana southwest corners of White Bear Ave. and
old Hudson Road are zoned Commercial. The rest of the area is zoned "A" Residence.
C. DESIGN STANDARDS: Access to the facility is provided by one driveway on White Bear
Ave, and two on Old Hudson Road. There are no required setbacks or buffer areas.'
A catch basin is to be installed at the easterly driveway on Old Hudson Road.
Six inch project concrete curbing is to be installed. The three driveways are to be
32 ft. wide
D. FRONTAGE AND AREA: 237 ft. along Old,Hudson Road and 202 it. along White Bear Ave.
with an area of approximately•56,600 sq. ft.
E. TRAFFIC ENGINEER: Has reviewed the plan and recommends approval with a maximum radius
of 6 ft. on curb cuts and installing temporary curbs because of construction work.
