THE COiTNCIL OF THE CITY OF SAINT PAIIL DOES ORD.AIN:
Seetion 1. That the Zoning Code� Chapters 60 to 64,
inclusive, of the Saint Paul Legislative Code, pertaining to
�T�se Districts� Aeight Districts, and Rezoning of certain pro-
�perties in the City of Saint Paul� as am.ended, be and the same
is hereby further amended so as to rezone the following des-
cribed property from "�i" Residence District to Commercial
District� to-wit:
West 157.64 feet of �the East 313.64 feet of part
�of S�1/4 of Sec. 34, Township 29 North� Range 22
West� lying between the center line of Old Hudson
�Road arid U. S. Highway No. 12, except that portion
�ta.ken for R/YJ of F.A.I. 94 and Old H�dson Road�
- �located 115 feet West of the Southwest corner of
�Old Hudson Road and White Bear Avenue;
sit�.ate on the south side of Old Hudson Road between �ifhite Bear

Dear Sir:
This is written in response to the petition of Esther Germann to
rezone from "A" Residence to Commercial, property located on the _
south side of Old Hudson Road between White Bear Avenue and
Flandrau Street, described as W. 157.64' of the E. 313.64' of
part of SE 1/4 of Sec. 34, T. 29, R. 22 lying between center
line of Old Hudson Road � U. S. H. #12 except that portion taken
for R/W of F.A.I. 94 and Old Hudson Road.
This matter was considered at the September l, 1966 Board of Zoning
meeting. The property is an irregular shaped tract with 157 feet of '
frontage along Old Hudson Road and an area of approximately 34,000
square feet. The area zoning is as follows: adjacent, to the east
along White Bear Avenue, commercial; to the northeast on both
corners of Old Hudson Road and White Bear, commercial; to the south
on both corners of the freeway and White Bear, commercial; otherwise,
the surrounding aoning is "A" Residence. The area land use is as
follows: west, single family and a church; north, vacant and a
filling station under construction; east, a greenhouse; and south,
Interstate Hig�way #94. The property in question is to be
incorporated with the property to the east, a portion of which was
rezoned to commercial in 1964. The Comprehensive Plan recommends
commercial for the property and for all the property between Old Hudson
Road, Interstate #94, White Bear Avenue and the church to the west.
It was the findings of the Board that it would be reasonable to
rezone the property to commercial since the Comprehensive Plan
recommends commercial development for the property. Moreover, since
the property to tlie east was recently rezoned, the present rezoning
would be an expansion of existing zoning. Therefore, the Board
recommends that the petition be granted and the property rezoned to
commercial.
