Marshall City Clerk Building Dear Sir: '130324 1 This is written in response to the petition of Douglas Decoster to rezone from "B" Residence to Light Industrial, property located on the north side of Norfolk Avenue between Rankin .and Homer Streets the legal description of which is attached. This matter was considered at the August 18, 1966 Board of Zoning meeting. The property is an irregularly shaped tract of land with a combined frontage of 684 feet along Norfolk Avenue and an area of approximately 171,000 square feet. The area zoning is as follows: north, light industrial; east and west, B Residence; south, B Residence and light industrial. The area land-use is as follows: north across the railroad tracks, light industrial uses; south across Norfolk Avenue, vacant and two single family dwellings; east and west along Norfolk Avenue, one family and vacant. The Comprehensive Plan recommends light industrial for the property and for the area. It was the finding of the Board that it would be reasonable to rezone this property to light industrial since the Comprehensive Plan recommends light industrial for the area. Moreover, the property in the area in recent years has been developing with light industrial uses as an industrial park. Therefore, the Board recommends that the petition be granted and the property be rezoned to light industrial. Very truly yours, _ef N. R. Heiden Secretary NRH /nm Encl.
