Dear Sir:
This is written in response to the Petition of James D. Falk to
rezone from "A" Residence to "C" Residence property on the north-
• �east corner of Old Hudson Road and Van Dyke Street described as tlie
west 160 feet of Lots 5 � 6, Block 6, Hudson Road Gardens.
This matter was considered at the October 20, 1966 Board of Zoning
meeting. The, property ha� a frontage of 209.14 feet along Van Dyke
Street and 160 feet along Old Hudson Road with an area of 33,562
square feet. The area zoning is as follows: the Idorthwest corner of
Hazel Street and Old Hudson Road is zoned Commercial;� the'south side
of Old Hudson Road west of Hazel Street is zoned "C" Residence; the
- Northeast, Northwest and Southwest corners of Old Hudson Road and
White Bear Anenue is zoned Commercial; and the rest of the area is
zoned "A" Residence. The area uses are as follows: South, across
OZd,Hudson Road are two large motels; to the East and West are
single-family residences; tb the North is vacant; and the two North
corners of Old Hudson Road and White Bear Avenue are developed with
filling stations.
It was the findings of the Board that it would be reasonable to
rezone the property to "C" Residence since an apartment development
,, along the north side of Old Hudson Road in this area would provide a �
tY�ansition from the motel use on the south side of O1d�Hudson Road
and single-family development to the north. Theretore, the Board
recommends the Petition, be granted and the land be rezoned to "C"
Residence. �
