Marshall City Clerk � Building f i Dear Sir: � This is written in response to the Petition of Sigurd Solland to � rezone from "C" Residence to Commercial property located on the south side of East Sixth Street between Mounds Boulevard and Maria Avenue described as Lots 19, 20,��1 � 22, Block 18, Lyman � Dayton's Addition. - This matter was considered at the October 20, 1966 Board of Zoning meeting. The property has a frontage of 160 feet along East Sixth Street with a depth of 150 feet and a� area of 24,000 square feet. � The area zoning is as follows: the frontage along Maria € F Avenue is zoned Commercial; the area northeast of the Commercial � zoning along Maria Avenue is zoned "B" Residence; and the area � southwest of the Commercial zoning, along Maria Avenue is zoned f "C" Residence. The grade of East Sixth Street between Mounds � Boulevard and Maria Avenue is approximately six to eight percent. The area uses are as follows: North, across'� East Sixth Street is ' i St. John�s Hospital; Northeast is developed with mixed residential � . uses; and �Southwest is the freeway with bridges over the railroad � ' and interchange bridges. � � It was the findings of the Board that it would be reasonable to � rezone the land to Commercial since the proposed use of the pro- � perty would be compatible with freeway uses and adjacent to an � " off-ramp from the freeway.
