Liss Enter- prises to relax the area requirements for a six unit apartment building located on the southwest corner of Dayton and Western Avenues. This property is described as the north quadrangle part of Lot 1 and 2, Block 2, Kern's Addition being 59.45 feet along the east line of Lot 1 and 59.75 feet along the west line of Lot 2. The matter was considered at the October 6, 1966 Board of Zoning meeting. The property has 80 feet of street frontage along Dayton Avenue and 59.45 feet of street frontage along Western Avenue with an area of 4,756 square feet. The requirement for a six unit apartment building in 'a Commercial district is 9,600'square feet. The applicant's property is 4,844 square feet short in area. i It was the findings of the Board that it would be reasonable to relax the area requirements and, therefore, the Board recommends approval of the Appeal I: NRH /mm Encl. The corner store has been vacant for over two years, and every effort to rent it at an nominal figure has been futile. Being empty, the store has been subjected to considerable vandalism which has be- come too costly. Just recently I was forced to replace two of the large plate glass windows at a cost of $195.00 each because of vandals throwing rocks through them. Also other items of expense due to the store being vacant. As a matter of fact, another plate glass window was just broken again, which appears to be BeeBee shot. It is my intentions.of removing the two stall garage in rear and convert the space in't1le rear to off street parking for our tenants. The tenant who occupied the corner store moved I understand because of constant broken plate glass windows which he was unable to keep replacing and other similar factors and offenses. The two - one bedroom apartments will have separate entrances and will enhance the appearance!'of the corner, as our plans call for beautification. f I would appreciate your approval to this at the very earliest possible time, so as to get',�on with the work planned.
