RESOLVED� upon the pertinent appeal under the Zoning
Code by Flossie Chuyrek,- as owner of the sub�ect property
situate in the City of Saint Paul� described as Lot 8�
Block 12� Nininger & Donnelly' s Addition to HolcombeTs
�ddition to Saint Paul� located on the south side of Hague Avenue
between Avon and Grotto Streets� that the provisions of said
Zoning Code hereby are determined and varied in application so
that the premises may contain separate accommodations for
several� not in excess of three families, provided that the
continuance of such three-family dwelling be for the remaining
life of the structure now ori said premises, and provided
further, that the appellant comply with the changes set forth
in the Bureau of_ Public Buildings and Housing Code Division
- report dated December 29� 1965, and provided further, that such
permission shall lapse ipso facto unless the appellant is in
full compliancE with the above report� dated December 29� 1965
within one �yea�r fro�r the date of this resolution� and provided�
further� that �the appellant provide a total of three o�'f-street
�" parking spaces for said dwelling, acceptance of this resolution
and terms to be made by the �app�llant, and subject to compliance
with said provisions the Council expressly.finds thatsuch
relief will be consistent with the public health and �neral
welfare� and that .said relief and permission herein granted is
sub�ect to the further condition that the appellant and her
successors and assigns otherwise shall make due compliance with
, all applicable provisions of Municipal Ordinances� State
Statu.tes, rules and regulations of public authorities having
cognizance; further, that a copy of this Resolution be filed
with the Register of Deeds in and for Ramsey County, Minnesta.

Dear Sir: -
This is written in response to the Appeal of Flossie Chuyrek to
legalize and continue an existing, illegal, three-family use on ._
- property classified, as "B" Residence. The property is located
on the south side of Hague Avenue between Avon and Grotto Streets
described as Lot 8, Block 12, Nininger � Donnelly's Addition to
Holcombe's Addition. In 1892 the existing structure was con-
structed with a ground area�as delineated by its foundation in -
excess of 1,000 square feet. At some later date the structure
was extended without authorization to a three-plex.. As the
property is classified as "B" Residence, which would restrict it
to a one-fami.ly use, the applicant must secure Council authori-
zation under Chapter 64.03, sec. o, par. 2, of. the Legislative
Zoning Code to continue the three-family use. '
The Board of Zoning heard this request on February 3, 1966. It
was the Board's findings that it would-be reasonable to permit
the three-family use to continue for the reamining life of the
structure provided that the applicant comply with the changes as
� set forth in the Bureau of Public Buildings and Housing Code
Division report dated December 29, 1965, a copy, of which is
attached, and further provided that three off-street parking � '
spaces are developed on the property. It is also the Board of
Zoning's recommendation, that should the Council grant the Appeal,
a copy of the resolution be filed with the ,deed to said property
• in the office of the Register of Deeds. -

The following is a list of items requiring alteration, repair or
removal to meet the minimum requirements of the Housing Code and
Building Code.
l . Enclose the furnace room with materials having a fire
rating of at least one hour.
2. Re-support the lead waste line on the basement ceiling
at the rear of the house that is sagged to a point
where the water is trapped in the line.
3. Install a vent on the kitchen sink in the first floor
apartment .
4 . Install a vent on the lavatory in the second floor bath-
room.
5. Install the proper branch circuit fuses .
6. Remove the BX wiring system as used in the basement and
re-wire the basement with materials meeting Code require-
ments along with installing the cupboards in the junction
boxes ; install a receptacle for the use of laundry equip-
ment.
7. Remove the extension cords which are used for supplying
additional outlets in the various rooms throughout the
building.
8. Install a receptacle in the bathroom on the first floor.
9. Install additional outlet in the kitchens so that there
are at least three electrical openings, one of which may
be a ceiling light.
