RESOLVED, That Battle Creek Development Company,� be and
hereby is granted a permit to install and operate a 179-car
off-street parking facility in conjunction with a high-rise
• apartment on property located at the northwest corner of
McKnight Road and Rounds Avenue, more particularly described
as follows:
Lots 12, 13, Block 20, Battle Creek Hts. Plat 3 and
Rounds Avenue vacated;
all in accordance with revised plans Received December 14, 1965,
in the Office of the City Planning Board; subject to the condition
that said applicant-permitte.e, and his successors and assigns�
shall make due compliance with all applicable provisions of
Municipal ordinances, State statutes and rules and regulations
of public authorities having cognizance.

This is in rep�.y to your memorandum of December 13,, 1965
concerning off-street parking facilities for the Battle
Creek Development Campany to be located at the northwes�
corner of McKnight Road and Rou�ds Avenue. You have re-
. : quested that we �advise you when the few necessary changes
' are established and final plans drawn. -
Our staff finds the b�sic changes involve furnishing some
dimensions and the provision of 9' wide stalls in that
portion of the parking facility which will have a roof garden. -i"`
The change could be effec'Ced �ither by relocating the support
columns to _provide bays-of, l.� feet instead of the 17'-6" bays
� shown on the applican�'s original plans, or by inc�easing
the over-all dimension of the facility.
The revised plans, received in our office December 14, 1965
z�ef].ect �he su�gested change. The app].icant� by increasing
the over-a11 length of the facility from 320'-8" to 329'-8",
is providing 18' bays.
The revised ].ans dated December 14 1.965 are now art of �

` Dear Sir:
This is written in reply to the re•ferra3 of Battle Creek Development Company
for a permit to develop the property located at the northwest corner of
McKnight Road and Rounds Avenue with an 179-car off-street parking facility �
_ accessory to a high-rise apartment. The property is described as Lots 12,
13, Block 20, Battle Creek Heights, Plat 3 and Rounds Avenue vacated. , The
property is zoned "C" residence and is in Height District II. On October
21, 1965, the Board of Zoning considered this matter. The staff reported
� that this parcel is part of a large tract consisting of parts of two platted
blocks and one entire block and a 'recently vacated street. The property is �
vacant -and the applicant proposes to develop this portion of the tract with
an 138-unit high-rise apartment building and 1�9-car off-street parking '
facility. The site fronts along McKnight Road a distance of 27.4 feet and
has a depth of 455 feet resulting in an area of �124,670 square feet. 'Fhe
entire tract has an area of 1,253,028 square feet. T'he a�plicant proposes
to �evelo� the entire tract with approximately 1,000 dwelling units. The
density and building ground coverage are� within the standards prescribed by
the Zoning Code in considering the entire tract and the ultimate development
�' of approximately 1,000 dwelling units. The Traffic Engineer has reviewed
the plans � recommends approval. The staff reported that the parking facil- •
ity plan basicly meets the design standards subject to a few revisions.
Based upon the above consideration, the Board of Zoning recommends the . .
granting of the permit for a 179-car parking facility in accordance with
plans received September 30, 1965 subject to a few changes in these plans.
