under the Zoning Code , by Charles J. Juneau, owner of the subject
real estate, situate in the City of Saint Paul and described as:

Knauft' s Addition to the City of St. Pau1;
that the provisions of said Zoning Code hereby are determined
. and varied as and to:,the extent necessary therefor and the
area requirements for said premises are hereby relaxed so as
to accommodate a new duplex, subject to the condition that said
appellant, and his successors and assigns, otherwise, shall
make due compliance with all app licable provisions of municipal

Dear Sir:
This is in response to the Appeal of Charles J. Juneau
to relax the area requirements on property located in
an "A" Residence district. The property is located on
_ the north side of Beech Street between Johnson Parkway
- and Clarence Street described as the East 1/2 of Lot 19,
all of Lot 20, Block l, Krauft's Addition. -
At the March 17, 1966 Board of Zoning meeting, the staff
. reported that the applicant wishes to construct a duplex
on property whi�h has street frontage of 60 feet and an
area of 7,410 square feet. The property is 90 square
, feet short of the 7,500 square feet requirement which
amounts to 1.2 percent. It was the findings of the
_ Board that since the deficiency in area is slight, it
. would be reasonable to grant the Appeal so that a duplex
' � may be constructed on the subject property.

Gentlemen:
I,Charles J. Juneau,would like to build a new
duplex on a St. Paul city lot. The lot size is
60T x 123.5� . This would be one and sixty-five
hundredths of a foot short across the back of the
� lot. The lot is level with street grade and has
an unimproved alley. There will be a driveway on
f one end of building to enter the back yard for parking.
