. Tti3s is written in the matter of.the ,application of William Klos for a
permit to canstruct a 66-car off-street- parking lot in connection with a
66-unit apartment building to be coristructed at the southwest corner of �
Luella Street and Wilson Avenue. The property is described as Lots 1 �
' 2, Block 7, Hudson Gardens and is zoned "C" residence. '
The .property is vacant and has a frontage of 297.3 feet on the south
side of Wilson Avenue and 240 feet on the west side of Luella Street �
resulting in an area of 71,353 square feet. The adjacent land uses are
" as follows: North across Wilson Avenue is low vacant land; East across
� Luella Street is vacant land; South and adjoining is a new apartment
development; West are the rear yards of single-family residences.
• On October 21, 1965," the Board of Zoning considered this. matter. The
staff reported tliat the Traffic Engineer has reviewed the plans and from
` a traffic point of view recommends approval. The staff further reported
� that the plans should be revised to include the provisions of a retaining -
wall on the west property line, the submission of a grading plan for the
parking facility, and the provision of a catch basin for the surface
water. - -
Based upon the above considerations, the Board of Zoning recommends the
approval of the application for a permit for a 66-car off-street parking
lot on the above described property subject to the revisions of the plan
as pointed out in the preceding paragraph.
