This property is described as Lots 9 thru 30 incl. Block 13, together with alley in Block 13 to be vacated & Montana Avenue to be vacated, Dawson's Lake Como & Phalen Avenue Addition. Procedures have been initiated to vacate said-alley and street. The applicant proposes to develop the site with four 35-unit apartment buildings, a total of 140 units. , These matters were considered at the November 2, 1967 Board of Zoning Meeting. The staff reported that the petition has the sufficient number of petition signers. The adjacent zoning is "C-1" Residence to the north, "A" Residence to the east, and Light Industry to the south. The area is developed with a new 24-unit apartment and four new single-family homes to the north, vacant land to the east, and a distributing company warehouae to the south. The Comprehensive Plan recommends R-3 single-family residences for the area. It was the findings of the Board that the proposed rezoning would have no detrimental effect on the area as a site to the north is presently zoned "C-1" residence and a site to the south is zoned Light Industry.
