Mr. Harry E. Marshall
City Clerk `
Court House
Dear Sir: -
This is written in response to the appeal of Robert L. Reiling
to relax the density standards on property located in a "C"
residence district. The property is located on the south side
of Marshall Avenue between Farrington & Viginia Streets, and
described as Lot 3 and the west 29 feet of the north 66 feet
of Lot 2, Block 81, Dayton & Irvine's Addition.
This matter was considered at the June l, 1967 Board of
Zoning meeting. The applicant wishes to expand a recently
constructed 6 unit apartment to 7 units. The property has
an area of 10,150 square feet which is 350 feet short, or
3 1/3%,of the area required for a 7 unit apartment.
The case for the appeal was discussed at length by the Board
and motion for approval was made and seconded; the vote on
the motion was a tie, two for approval and two in objection.
Therefore, the Board of Zoning returns the appeal to relax the
density standards without recommendation.
Very truly yours,
/ ._s--

Re: 340 Marshall Ave. , St. Paul, Minnesota
(Lot 3 and part of Lot 2, Block 81, Dayton & Irvines Add)
Gentlemen: ,
I hereby petition that the present building be used as a seven
unit apartment building under Legislative Code Chapter 64.03,
paragraph i. The present use is a six unit apartment building
with onecffice. I propose that this office space be used as an
apartment. The present land area is 280 square feet short of
meeting the existing zoning requirements.
I propose this because the building and local area is primarily
residential in character and that the spirit of the present zoning
is more than fulfilled with an ample green area and allowance for
offstreet parking. The function of the building lends itself most
readily to a seven unit apartment building rather than a six unit
building with office space.
This is a new building and is nearing completion. I invite your
personal inspection of the property.
